Who We Are

Unbankable (unbankable.net) is run by 4Akers Investments, a real estate company based in Iowa. On Facebook and Instagram we post as 4A Rentals & Storage. In this policy, "we," "us," and "our" mean Unbankable and 4Akers Investments.

We sell homes with owner financing, contract for deed (agreement for deed), and similar terms. This policy covers the information you give us on this website and on our Facebook and Instagram lead forms.

What We Collect

We only collect what you choose to give us. Depending on the form, that can include:

• Your name, phone number, and email address
• How much you plan to put down (down payment)
• What monthly payment works for you
• When you want to move in
• How many bedrooms you need
• On our full application: the home you are interested in, your income and employment, your credit situation (as you describe it), your current living situation, whether you have a co-buyer, and any notes you add

We get this information from:

• Forms on unbankable.net (the home application and the "Get Notified" signup)
• Facebook and Instagram lead ads (instant forms). When you submit one of those forms, Meta sends us the answers you entered.
• Texts, calls, emails, and messages you send us

Our website also uses Google Analytics, which uses cookies to tell us things like which pages get visited and how people found the site. It does not give us your name or contact details.

How We Use It

• To contact you about homes we have or will have available
• To answer your questions and set up showings
• To see which of our homes and terms fit what you told us
• To review your application if you apply for a home
• To improve our website and ads

We do not sell your information. We do not rent it or trade it to other companies for their marketing.

Who We Share It With

Only service providers that help us run our business, and only what they need to do their job. For example:

• The companies that host our website and store form submissions
• Our email and text message tools
• Google Analytics (website traffic only)
• If you move forward on a home: the title company, closing attorney, or loan servicer handling your purchase

We may also share information if the law requires it, such as a court order.

Text Messages (SMS)

When you give us your phone number on our website or on a Facebook or Instagram form, you agree that 4Akers Investments / Unbankable may call or text you about homes and your inquiry. Message frequency varies. Message and data rates may apply. You do not have to agree to texts to buy a home from us.

Reply STOP to any text to stop getting texts. Reply HELP for help. We do not share your phone number or your text message consent with anyone else for their marketing.

How Long We Keep It

We keep your information while we are helping you find a home, and for up to 2 years after we last hear from you, so we can tell you about new homes. If you buy a home from us, we keep the records tied to your purchase for as long as the law requires. You can ask us to delete your information sooner (see below).

Opt Out or Delete Your Information

You can ask us at any time to stop contacting you, to show you what we have about you, to fix it, or to delete it. Email us at [email protected] with your name and the phone number or email you used. We will take care of it within 30 days. You can also reply STOP to any text.

Keeping It Safe

We use reasonable steps to protect your information and limit who can see it. No website or online service is 100% secure, so please do not send us Social Security numbers or bank account numbers through our forms.

Children

Our website and forms are for adults 18 and over. We do not knowingly collect information from anyone under 18.

Changes to This Policy

If we change this policy, we will post the new version on this page and update the date at the top.
